Our Garden Room Build Process
BUILT IN LINE WITH CURRENT BUILDING CONTROL REGULATIONS
1 - We begin with a fully reinforced and insulated concrete base with a choice of natural stone starter block.
2 - Treated 50x50 timber batts are fixed to the new concrete base.
3 - 22mm moisture resistant T&G chipboard flooring is laid, glued and screw fixed into the 50x50 timber batts.
4 - Our external timber frame panels are built using C16 stress graded and treated 95x45 timber studs at 600mm centres, then clad with 12mm OSB building boards.
5 - Our flat roof panels are built using C16 stress graded and treated 145x45 timber joists at 600 centres then clad with 18mm OSB building boards.
6 - A breathable membrane is now applied to the external face of the timber frame panels.
7 - We now fix 50x25 timber batts to the external face of the timber frame panels to create an airspace around your garden room, prior to fixing your preferred choice of external cladding material.
8 - We now apply our Award Winning single ply roof system.
FATRA Fb30 single ply membrane bonded in a FATRA bonding adhesive. Finishing gutter edge in a DT70 trim and remaining sides in KT90 trims before fitting cover tape hot air welding as necessary.
9 - At this stage we fit our deepflow gutter and downpipe to the rear of your garden room which will drain off into a preformed gravel soak away system.
10 - We will now fit your preferred choice of external doors and windows.
11 - Finally the last task outside is to lay 600x600 porcelain paving slabs along the front elevation of your new garden room.
Sliding doors will receive one row of slabs, outward opening doors will receive two rows of slabs.
12 - Internal joinery works.
Knauf Frametherm 32 high performance dense insulation (90mm thick) fitted between the timber frame studs, prior to installing a vapour barrier before sheeting the walls and ceiling with 12.5 t/e British gypsum wall board.
13 - Electrical works.
Our electrician will now install your specified electrical requirements.
Spotlights,sockets,switches and outside lights, wall heater.
14 - Finishing works.
We will now Aimes Tape and paint the ceilings and walls to a colour of your choice, before fitting and painting your new skirtings and facings as required.
